We evaluate sites on a range of criteria, with these five being key:

Location

Secondary and tertiary markets throughout the U.S.

Site Size

Large (100+ acre) contiguous parcels with level topography, road access, and nearby utility corridors to minimize civil work.

Energy Infrastructure

Existing natural‑gas pipeline connections and behind‑the‑meter generation feasibility for truly uninterruptible operations.

Regulatory & Incentives

Industrial zoning and favorable permitting environments, plus state or local data‑center incentives to accelerate approval and reduce cost.

Fiber Connectivity

On‑site or nearby multiple carrier‑neutral fiber routes and major interconnection points.

J. Taylor Malfitano

J. Taylor Malfitano is the Founder and Managing Principal of Broadwaters Digital, bringing extensive experience in real estate investment across diverse property types and geographies, as well as a track record of successfully leading key initiatives. Since 2011, he has been directly involved in over $3.5 billion of transactions.


He began his career at Sentinel Real Estate before joining the original investment team at Gramercy Property Trust in 2013. There, he led new investment across the Western and Southwestern U.S., contributing significantly to the firm's growth until its acquisition by Blackstone in 2018.


Following the acquisition, he joined the founding team of Link Logistics, a Blackstone portfolio company, where he held key roles across Investments, Leasing, and Development. He played a central role in launching the company's Customer Solutions and Build-to-Suit Development platforms. Taylor holds a Bachelor of Arts in English from Villanova University.

Greydon (Greydie) Sargent III

Greydie Sargent is Principal, Head of Development at Broadwaters Digital, where he leads the firm’s development efforts and oversees all aspects of project execution. His experience spans large-scale real estate developments across multiple property types and geographies. Greydie has developed over 28 million square feet across 98 projects with a total value of $2.5 billion. Greydie began his real estate development career at AMB Corporation (NYSE: AMB) before transitioning to Prologis (NYSE: PLD) following their $14 billion merger.


He later held key leadership roles at Liberty Property Trust (NYSE: LPT), NorthPoint Development, and Farmhouse Development Group. A skilled real estate executive, Greydie has a proven track record of managing teams and delivering complex projects on time and within budget. He holds a Bachelor of Science in Architectural Engineering Technology from Vermont Technical College.
